Know all men by these presents that for and in consideration of the sum of 
Fifty Dollars ($50.00) to us in hand paid, by James A. Phillips the receipt 
whereof is hereby acknowledged, we Elijah R Phillips, William G Phillips, 
Elijah Morgan, Susan Ashby, William G. Foster, Henry Dyus, do grant bargain, 
sell and convey unto the said James A. Phillips the following described lands 
situated in Mobile County and State of Alabama to wit:  The first half of the 
North West Quarter (NW ¼) of Section 12, Township Four South Range Two West 
containing eighty acres more or less

To have and to hold to the said James A Phillips his heirs and assigns 
forever.  And we do covenant with the said James A Phillips that we are ??in 
fee of the above described premises; that we have the right to sell and convey 
the same, that the said premises are free from all in cumbrances and that we 
will and our heirs executors and administrators shall forever warrant and 
defend the same to the said James A Phillips, his heirs and assigns against he 
lawful claims of all ?? whatsoever.
Witness our hands and seals this 23rd day of September A D 1906.
