This Indenture made the twenty first day of February in the year of our Lord one thousand eight hundred and Seventy one Between Charles Krug and Carolina Krug, his wife, of Napa County, State of California, parties of the first part, and James McFarling of the same County and State, the party of the second part, Witnesseth, That the said parties of the first part, for and in consideration of the sum of Two Hundred Dollars, Gold Coin of the United States of America, to them in hand paid by the said party of the second part, the receipt whereof is hereby acknowledged, have granted, bargained, sold, aliened, remised, released conveyed and confirmed, and by these presents do grant bargain, sell, alien, remise, release, convey and confirm unto the said party of the second part and to his heirs and assigns forever, all that certain lot piece or parcel of land situate, lying, and being in the County of Napa State of California, and bounded and particularly described as follows, to wit: Commencing at a Stake at the most Northerly corner of land sold by E.M. York to James McFarling Hence N 34 E 6 chs 38 lks to a State on the hill, from which a black oak tree bears Southeasterly 11 lks distant, thence Southeasterly to a Stake on a point in the Bale Grant line as Surveyed by C.C. Tracy, where the Southeasterly line of the McFarling's land, bought from E.M. York, would if extended Easterly, Strike said point on said Bale Grant line & from which stake a Manzanita tree 18 inches in diameter bears N 14W 17 lks distant: thence S 34 W 15 94/100 chs. to a Stake on the N.E. corner of land sold by said E.M. York to said J. McFarling; thence along the Northeasterly line of land sold by said York to said McFarling to place of beginning, Containing 15 acres more or less. Together with all and singular the tenements, hereditaments and appurtenances thereunto belonging or in any wise appertaining and the reversion and reversions, remainder and remainders, rents, issued and profits thereof; and also all the estate, right, title, interest, property, possession, claim and demand whatsoever as well in law as in equity, of the said parties of the first part, of in or to the said premises, and every part and parcel thereof, with the appurtenances. To Have and to Hold all and singular and said premises, together with the appurtenances, unto the said party of the second part, his heirs and assigns forever, And the said parties of the first part, for themselves and their heirs, executors and administrators, do hereby covenant and agree to and with the said party of the second part, his heirs, executor, administrators and assigns, that they have not made, done committed, executed or suffered, any act or acts, thing or things, whatsoever, whereby or by means whereof the said premises, or any part or parcel thereof, now are or at any time hereafter shall or may, be impeached, charged, or incumbered, in any manner or way whatsoever.
