In the past, it was the general rule of the "The Establishment" to rent only to architectural students attending Cal Poly, but the housing shortage and an overall sympathetic attitude had its effect on the owner of this fine old building and he decided to rent to whoever needed it most. The building itself sits on the corners of Osos Street, Leff Street, and Santa Barbara Street, where it nestles between Gus's Grocery and the scenic Southern Pacific train yard. The building is constructed mostly of wood, featuring genuine wood floors, wood frame windows and doors. It is a two-story structure with five rooms downstairs on the first floor and twelve rooms on the second floor. The first floor consists of the five rooms mentioned above (one of which is the manager's room, another of which is a double room, and three single rooms), two baths, a community kitchen used by all, and a rather large living room with a fireplace. The second floor features one double room, eleven single rooms, two baths, and a genuine wooden staircase to the first floor. "The Establishment" was constructed somewhere between the years 1880-1890. At that time it sat on Monterey Street in the block that was owned by the wealthy Call family. It was called the Call Building and was used as a rooming house or small hotel. As progress came to the sleepy town of San Luis Obispo it was decided that the Call Building should be lifted from its foundations and moved to the corner of Osos Street and Leff Street where it would receive a large amount of business from the train station. When it was moved the name of the building changed from the Call Building to "Park View Rooms". Today this grand old building is known as "The Establishment" and it still serves as a type of hotel to the students that live within it.
