Know ye that I Benjamin Baker of ye Town & County of Fairfield & Colony of Connecticut for ye Consideration of the Naturell Love & Affection I have for my son Ebenezer Baker of Said Fairfield & as part of Portion of my Estate Do give grant and Confirm unto the said Eben’r Baker & to his heirs & Assigns for ever these Certain parcells of Land Lying in Said Fairfield viz: One piece & is part of my Homsted Scituate on ye Easterly side thereof & is to be Twenty Rods wide at ye front and to run that Width Northerly twelve Rods & then to run Still Northerly as far as my s’d Homsted runs & to be in Width so much as in whole to make three Acres & is bounded Southerly on ye Country Road Easterly on Land of David Lyon Northerly on Highway and Westerly on ye other part of my Said Homsted: Also one Piece in Quantity three Acres and bounded Northerly on Highway Westerly on Land of Sam’ll Couch Southerly on my own Land & Easterly on Land of David Lyon being Inclosed all round with a fence ….. Also one third part of my Salt Meadow Lying Southerly of my Dwelling House …… To Have and To Hold ye above granted premises with ye appurtenances thereof unto him the Said Eben’r Baker his Heirs & Assigns for ever to his & their own proper use behoof. And I the Said Benj’n Baker do for my Self & Heirs Exec’s and Adm’s Covenant with the Said Eben’r Baker his Heirs & Assigns that at and untill the Ensealing of these presents I am well Seised of the premises as a good indefeasible Estate in fee simple and have good right to grant the Same in manner & form as is above written: and that the Same is free of all Incumbrances whatsoever. And furthermore I ye Said Benja Baker to by these presents bind my Self & Heirs for ever to Warrant & Defend the above granted premises to him ye s’d Eben’r Baker his Heirs & Assigns against all Claims & Demands whatsoever.
