McMullan of the city of Norwich and the State of Connecticut for the consideration of the sum of one hundred and twenty dollars received to the full satisfaction of said William S. McMullen the grantor to give, grant, bargain, sell and confirm unto the said Hudson River Lumber Company of Little River County and State of Arkansas, the following described land to-wit: The north west quarter (NW 1/4) of the North East Quarter (NE 1/4) of Section Thirty (30), Township 12 South of Range Twenty eight (28) of the 5th Principal Meridian for Little River Co., Arkansas. To have and to hold the above granted and bargained premises, with the appertenances thereof, unto them the said grantee, their heirs and assigns forever to them and their own proper use and behoof. And also the said grantor does for himself, his heirs, executors and administrators, covenant with the said grantee their heirs and assigns, that at and until the ensealing of these presents, is well seized of the premises, as a good indefeasible estate in fee simple: and have good right to bargain and sell the same in manners and form as is above written. And furthermore, the said grantor as by these presents bind himself and his heirs forever to warrant and defend the above granted and bargained premises to them the said grantee their heirs and assigns, against all claims and demands whatsoever, by through or under them.
