Know  all  by  these  presents  that  I John Willson of Coventry in Tolland
County  &  State  of  Connecticut  for  &  in  Consideration  of the Sum of
Thirteen  Pounds  ten  Shillings Lawful money to me in hand paid before the
Delivery  hereof  by  the  Wd Phebe Hawkins of Coventry in Tolland County &
State  aforesd  the  Receipt  whereof  I do give grant bargain and by these
presents  do  give grant bargain sell Alien & Release unto her the sd Phebe
Hawkins  her Heirs and Assigns on Certain lot or percel of Land in the Town
of  Coventry  in Tolland County & State aforesaid  Sd land Situate & bounds
as  followeth  (viz)  is a part The Eighteen Acre lot that the House ___eth
on  which peice of Land lyeth betwix that piece of land which is let out to
the  above  sd  widow  & that to her son James Hawkins & Nineteen rods laid
at  the  Road  and thirteen rods and half rod at the other end Contains Six
acres  be  the  same more of less To have and to hold the above Granted and
bargained  Premises  with  all  the Priveledges and Appurtenances thereunto
belonging  to  her  the  sd  Phebe Hawkins her Heirs and assigns to her and
their  own proper use and benefit behoof forever hereby Engaging to warrant
&  Defend  the  sd  Premises  against all claims or Demand of any Person or
Persons  whatsoever In witness whereof I have hereunto set my hand and Seal
this 30th Day of April AD 1791
