	To all People to whom these Presents Shall Come Greeting    Know
  that I Samuel Rust of Coventry in County of Windham & Coloney of
  Connecticut in New England For consideration of Twenty Pounds lawfull
  money to me in hand Paid & by me Received to my full Satisfaction of
  William Willson of Coventry in sd County and Coloney aforesd Do Give Grant
  Bargain Sell & Confirm unto the sd William Willson his Heirs and assignees
  one certain peice or Tenement(?) of Land with a Dwelling house & orchard -
  Standing & being there on Situate in Coventry aforesd and Bounded
  Southwest on sd North Street or highway so called and Northwest on Land
  Mortgaged to Jehial Rose and Northeast on Land Belonging to the T. Rose &
  Southeast on Land Belonging to Ephraim Root Esq  Containing by estimation
  one acree & a half be of same more or less  To Have & to hold the above
  Granted & bargained premises with sd appurtenances thereof unto him the sd
  William Willson heirs & assignees forever to his and their own proper use
  & behoof & ____ I the Sd Samuel Rust Do for my self my heirs my Executors
  and administrators Covenant with the Sd willson his heirs and assignees
  that at and untill the meating of these presents I am well Seized of the
  premises as a good  indefeasible Estate in __ Simple(?) and have good
  Right to Bargain & Sell sd same in manner and form as in above written and
  futhermore I the Sd Samuel Rust Do by these presents Bind myself and my
  heirs forever to warrent and Defend the above Granted and bargained
  premises to the Sd Willson and his heirs and assignees against all Claims
  & Demands whatsoever in witness whereof I have here unto Set my hand and
  Seal ye 12th Day of June in ye 12th year of ye Reign of our Sovereign Lord
  George ye 3rd of Great Britain ye King  AD1772
