TILGHMAN & Wife To JOHN WATKINS 23 April 1809 Sussex County, DE Deed Book AE28, pp. 353-354 This indenture made this twenty third day of April in the year of our Lord eighteen hundred and nine between WILLIAM G. TILGHMAN of Talbot in the State of Maryland, Gentleman, and ANNA his wife, both of one part and JOHN WATKINS of Sussex County in the State of Delaware, Blacksmith, of the other part. Whereas the said WILLIAM G. TILGHMAN and his wife ANNA late ANNA POLK daughter of DANIEL POLK Esq. late of the State of Delaware deceased is seized in fee simple of a tract or parcel of land composed of sundry surveys of sundry names now reduced into on intur tract called "ANNA'S ALOTMENT" situate in Northwest Fork Hundred in the county of Sussex aforesaid adjoining lands of SOPHIA BROWN now in the possession of the said JOHN WATKINS and others - The same land was assigned to ANNA as her dividend of her father's real estate and is therefore her maiden property. Now This Indenture Witnesseth that the said WILLIAM G. TILGHMAN and ANNA TILGHMAN for and in consideration of the sum of one hundred and twenty seven dollars and fifty cents to them in hand paid by the said JOHN WATKINS the receipt whereof they do hereby acknowledge and themselves fully satisfied and paid hath granted bargained sold released in feeof Conveyed and confirmed and by these presents doth grant bargained sold release enfee of convey assure and confirm unto the said JOHN WATKINS his heirs and assigns forever all that part of the above described part of land that is included within the following metes and bounds - Beginning at a small marked white oak standing near the corner of and out field belonging to ROBERT ROSS and is said to be the nineteenth corner of a tract of land called HOGRANGE and runs from thence south eighty-nine degrees west thirty-four perches and north eighty degrees west eight perches to the sixteenth corner of a tract of land called DANIEL'S REGULATION then south forty degrees west four perches to a marked Red oak then south six degrees east one hundred and twenty-nine perches then North forty degrees East forty perches then with a straight line to the place beginning containing twenty-five acres and a half acre of land together with all the improvements woods waters and water courses marshes meadows easements and emoluments and all the appurtenances of and to the same belonging and the reversion and reversions remainder and remainders rents profits and issues therefore to have and to hold Unto the said JOHN WATKINS his heirs and assigns forever free and clear and fully and clearly exonerated and acquitted from the claim and claims of them the said WILLIAM G. TILGHMAN and ANNA TILGHMAN their heirs executors or administrators and from all manner of persons or person lawfully claiming or to claim any right title or claim thereto by, from, or under them or any of them In Testimony whereof the said WILLIAM G. Personally appeared WILLIAM G. TILGHMAN and ANNA his wife the grantors in the within Indenture named and acknowledged the said Indenture to be their act and deed desiring the same may be recorded as such. And the said ANNA she being of full age (as she declared) and being by me privately examined separate and apart from her husband, and the contents of the within Indenture fully made known unto her acknowledged that she became a partie to said Indenture of her own free will and accord, that she was compelled thereto by any fear threats or compulsion of her said husband or any other person or persons whatsoever In Testimony whereof I have hereunto set my hand the day and year above written Recorded 31st May 1810 Signed: Tho Laws
