Walker and Ellen Walker his wife of the City of Augustine County of St. Johns and Territory of Florida of the first part And Adam Keill and Christopher Fuibly of the Town of Newnansville, County of Alachua and Territory Aforesaid of the second part Witnesseth, that the said partys of the first part in consideration of Two hundred Dollars to them duly paid, before the delivery hereof, have bargained and sold, and by these presents do grant and convey to the said parties of the second part, their heirs and Assigns forever, All that certain lot, piece or parcel of land, situate lying & being in the Village of Newnansville in said County and designated on a certain Map or Plot thereof as the East half of Village lot number One in Block number One of the first Range of Blocks in said Village Bounded on the North by Merchant Street Eighteen Yards, and on the West and South by Lands of Charles Goodrich, and on the East by the East half of said lot being the West half of a certain lot of land heretofore Conveyed by James Pendarvis to the said parties of the first part, and since well known as the half lot whereon the said parties of the second part have ericted a building and now carry on the business of Clothiers, ___ With the Appurtenances, and all the Estate Title and interest of the said parties of the first part therein. And the said parties of the first part, do hereby covenant and agree with the said parties of the second part, that at the time of the delivery hereof, the said parties of the first part are the lawful owners of the premises above granted, and seized thereof in Fee Simple absolute, and that they will Warrant and defend the above granted premises in the quiet and peaceable possession of the said parties of the second part their heirs and assigns forever In Witness whereof the said parties of the first part hereunto set their hands and Seals the day and year first above written Sealed and delivered In presence of A.W. Clelland Justice of the Peace in and for the County of St. Johns Aforesaid, do hereby Certify that Ellen H. walker known to me as the wife of A.W. Walker one of the Subscribers to the Annexed Deed of Conveyance appeared before me this Twenty fifth day of February in the year of our Lord One thousand eight hundred and forty One, at the City of St. Augustine Aforesaid and within my Jurisdiction as a Justice of the Peace, and having been examined by me Separately and apart from her said husband the said A.W. Walker Acknowledged that she signed & executed said annexed Deed of Conveyance with her said husband the said A.W. Walker for the purposes therein mentioned freely and Voluntarily and without any Constraint fear or Apprehension of her said husband the said A.W. Walker Witness my hand & Seal at the City of St. Augustine County and Territory Aforesaid this 25th day of Feb'y AD 1842 John C. Clelland (L. S.)
