Last Will and testament of CORA BROWN POWERS.
St. Paul, Minn. July 7th, 1904.

I, Cora Brown Powers, in case I do not recover from this attack of illness wish to make the 
following disposition of my property.  I name Mr. Charles L. Allen of Eau Claire, Wisconsin 
and Mrs. Addie Ferrant of Minneapolis as my executors.

I will and bequeath all property personal and other wise to the above persons to be used as 
I have previously directed.

PROBATE COURT

BE IT REMEMBERED, that at a term of the Probate Court for said Hennepin County held at the 
City of Minneapolis, in said County, on Thursday the 8th day of September, 1904, and pursuant 
to notice duly given, as required by law the instrument hereto annexed purporting to be the 
last will and testament of Cora Brown Powers late of the County of Hennepin and State of 
Minnesota deceased, was duly proven to be the last will and testament of said deceased, duly 
executed as required by law, and valid as a will or real and personal property in this State, 
by the testimony of Anne B. Constans one of the subscribing witnesses to said will.  No one 
appearing to contest the probate itself.

THE SAID INSTRUMENT is therefore adjudged to be in all parts duly executed as the last will 
and testament of said deceased, and is as such last will and testament admitted to probate and 
to record by this Court.

IN WITNESS WHEREOF, I, F. C. Harvey, have hereunto subscribed my name as Judge of Probate 
and affixed the seal of said Court, at Minneapolis, in said County, this 8th day of September 1904.

in all the Courts of the State of Minnesota.

C. L. Allen upon being first duly sworn upon oath says that he is one of the executors of the 
estate of Cora Brown Powers, deceased.

That he had known said decedent since the year of 1884 before her marriage to Mr. Powers that 
there was no issue resulting from said marriage; that her father and her mother died previous
to her death; that she had no brothers or sisters and left no other heirs to her property.

Subscribed and sworn to before me this 4th day of October 1912.

This INDENTURE made this 28th day of August, A. D. 1912, between Addie Ferrant, executrix 
of Hennepin County, Minnesota, and Charles L. Allen, executor of Eau Claire County, Wisconsin, 
of the Last Will of Cora Brown Powers, deceased, late of Hennepin County, Minnesota, parties 
of the first part, and S. A. Hemphill, of the County of Washington in the State of Florida, 
party of the second part.

WITNESSETH:  That the said party of the first part for and in consideration of the sum of 
FIVE DOLLARS and other good and valuable considerations, to us in hand paid by the said party 
of the second part, the receipt whereof is hereby acknowledged, have granted, bargained, and 
sold to the said party of the second part, his heirs and assigns forever, the following 
described land, to-wit:

Lots 1 to 5, 8, 9, 11, 14		Blk. 13, S 1/2	Sec. 35, T. 3 S. R. 15 W.
Lots 9, 19, 20, 		            Blk. 14, S 1/2	Sec. 35, T. 3 S. R. 15 W.

by Cora B Powers as heir of H. H. Brown and Wilhelmina Brown, located in the S 1/2 of Sec. 
35, T. 3, S. R. 15 W., according to the plat of Bay View Addition to St. Andrews, Fla., and 
not heretofore sold or transferred.

And the said parties of the first part do hereby fully warrant and forever defend the above 
described land against the claims of all persons claiming by, through or under themselves only.
