J. Hicks, a single man, of the County of Sumter and State of Florida, of the first part and Collier & Warnock, Incorporated, of the same County and State, of the second part and the children of his daughter Lessie Lee by her union with Jack P Driggers and the children of his daughter Mary Hicks Johnson of Sumter County, Florida, parties of the third part. Witnesseth, that the said party of the first part in consideration of the sum of one dollar and other valuable considerations, the receipt of which is hereby acknowledged, does by these presents grant, bargain, sell and convey unto the said party of the second part, his successors and assigns all the following described lands, situated in the County of Sumter and State of Florida, towit: The west one half (w1/2) of the southwest quarter (sw1/4) of section two (2) in township eighteen (18) south of range twentytwo (22) east containing eighty acres more or less. To have and to hold the same, together with all and singular, the tenements, hereditaments and appurtenances, hereunto belonging or in anywise appertaining, forever, in Fee, In Trust, nevertheless, and to and for the uses, interests and purposes hereinafter limited, described and declared that is to say, in trust, to be divided equally the basis of the differing values of the different acres or parcels of said land controlling in the division herein provided for an directed between the children of my said daughters Lessie Lee Driggers and Mary Johnson, that is to say one half to the children of Lessie Lee Driggers and one half to the children of Mary Johnson upon the day when the youngest of the children shall attain the age of twenty one years, provided, that if all the children of either one of my said daughters shall die before the youngest of the other set shall have attained his or her majority then the trustee herein named shall convey all the lands herein described to the surviving children of the other daughter, and provided that Mary Johnson shall be counted as one of and share with her children, provided also, that should all of the beneficiaries herein named die before attaining their majorities then the trustee herein named shall convey the property herein described in equal parts to the trustees of Long Hammock School and to Oxford Public School. And said party of the first part does hereby covenant, promise and agree that the within described premises are free, clear and discharged of and from all incumbrances, of what nature and kind soever; and that he will warrant and forever defend the same unto the parties of the second and third parts, their successors and assigns, against said party of the first part, his heirs, and all and every person or persons whomsoever, lawfully claiming or to claim the same, And the said party of the second part convenants faithfully to perform and fulfil the trust herein created. Warnock, manager of Collier & Warnock (Inc), the trustee, both well known to me and known to be the persons named in and whose names are signed to the foregoing Deed of Trust and acknowledge that they executed the same for the uses and purposes therein mentioned.
