Witnesseth that for and in consideration of the rents covenants and agreements herein after reserved and contained and which on the part of the Said David A Carlan his Executors Administrators and assigns are to be paid done and performed. She the Said Elizer Carlan has demised leased and to farm let unto the Said David A Carlan his Executors Administrators and assigns a certain parcel or tract of land situate lying and being on waters of Little Creek of said county being the Dower or One third part of the Land Known as the J B Carlan place which has been heretofore Set apart to the aforesaid Elizer Carlin as her Dower of the Said tract of land in terms of the law containing One hundred and fifty acres together with all the appurtenances thereunto belonging or in anywise appertaining to have and to hold said tract or parcel of land with the appurtenances unto the Said David A Carlan his Executors Administrators and assigns from the day of the date hereof for and during the full term of ten years next ensuing or during the Natural life of Said Elizer Carlan and fully to be completed and ended; yielding and paying therefore yearly on the first day of January during the Said term unto the Said Elizer Carlan the yearly rent or the of the (sic) produce of Said land made and produced by Said David A Carlan as follows, To wit: One fifth of the yearly crops of cotton, corn, wheat, and oats and unto Said David A Carlan does hereby for himself his heirs executors administrators and assigns covenant promise and agree to well and truly pay or cause to be paid unto the Said Elizer Carlan the Said yearly rents in the manner herein before Stated And also he the Said David A Carlin his executors &c shall and will from time to time during the Said term well and Sufficiently keep in repair the Said farm and the premises herein before demised as often as occasion shall require (the casualty of fire which may burn down or destroy the Said farm its appurtenances or any part thereof only excepted) And the Said Elizer Carlen does covenant and agree with the Said D A Carlan his Executors &c that the Said D A Carlan his executors &c paying the yearly rents above hereby reserved and observing performing and Keeping all and singular the covenants herein contained on his and their part to be observed according to the true interest and meaning of these presents Shall and may lawfully and peacebly ocupy and enjoy the Said farm and premises hereby demised with the appurtenances and every part thereof without any hindrance or interruption whatever by the Said Elizer Carlan or any person claiming from or by her In witness whereof the Said parties have interchangeably Set their hands and Seals hereunto the day and year above written Signed Sealed and } delivered in presence of } Elizer Carlan B F Wofford } D A Carlan J A Hill NP & J.P. } Additional Comments: Elizer was the widow of John B.
