Cochran and M.L.M. Cochran of the county of Campbell and State of Georgia of the first part and John H. Cook of the county of Campbell and state of Georgia of the second part. Witnesseth that the said parties of the first part for and in consideration of the deeds of division of this date among the parties hereto as well as the sum of ten dollars in hand paid at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, have granted, bargained, sold and conveyed and by these presents do grant, bargain sell and convey unto said party of the second part his heirs and assigns all that tract or parcel of land situated lying and being in land lot twenty eight (28) of the thirteenth (13) district of originally Henry, then Fayette, but now Campbell County Georgia and partially described as follows: Beginning at a point on the original west line of said land lot four hundred and fifty nine (459) feet south of the north west corner and running thence south along the original west line six hundred and forty one (641) feet, thence east twenty two hundred and fifteen (2215) feet to the right of way of the Atlantic and West Point Railroad, thence North eastwardly along said right of way nine hundred and twenty five (925) to property of said Mrs. S.A.E. Cochran; and then west along the line of the property of said Mrs. S.A.E. Cochran twenty eight hundred and sixty four (3864) feet, to point of beginning containing thirty seven and three tenths (37.3.) acres and being a portion of the property conveyed to Caleb M. Cook by ___ A. Crombie by deed of August 30, 1858 and recorded to deed book J page 5 of the Fayette County records, the parties hereto being the sole heirs of law of said Caleb M. Cook deceased, and as such having this day executed deeds of division among themselves to the property inherited by them from said Caleb M. Cook, deceased and the property of this deed being to convey to said John H. Cook the entire fee in said described property, being lot no 2 as per plat of W.J. Lee of Sept 2, 1904. To have and to hold the said bargained premises together with all and singular the rights members and appurtenances thereof to the same being belonging and in anywise appertaining to the only proper use benefit and behoof of him the said party of the second part, his heirs, executors, administrators and assigns in fee simple. And the said parties of the first part their heirs executors and administrators, the said bargained premises unto the said party of the second part his heirs, executors, administrators and assigns against the said parties of the first part, their heirs executors and administrators and all and every other person or person claiming under or through them respectively shall and will warrant and forever defend by virtue of these presents ____hands and affixed their seals the day and year first above written.
