Ruffin of the state and county aforesaid of the one part and King Biven of the same place. Witnesseth that for and in consideration of the sum of $100 one hundred dollars to him the said James H. Ruffin in hand paid by the said King Biven, the receipt whereof is hereby acknowledged hat granted, bargained, and sold an doth by these presents grant, bargain and sell unto King Biven, his heirs, executors, administrators, and assigns all the tract or parcel of land situated lying and being in the Second District (2nd) Carroll County being the West half of Lot No 113, one hundred thirteen containing one hundred and 1/4 acres more or less to have and to hold said bargained premises unto him the said King Biven, his heirs, executors, administrators, and assigns together with all the singular rights, members, and appurtenances in an wise being or belonging to the same for his and their only proper use benefit and behoof forever in Fee Simple and the said James H. Ruffin will warrant and forever defend the right and title to the same against the claims of himself, his heirs, executors, Administrators and assigns and against the claim of all and every person or persons whatsoever. In testimony whereof, the said James H. Ruffin hath hereunto set his hand and seal the day and year above written. J.H. Ruffin (Seal) Signed, sealed and delivered in presence of us Saml S. Ruffin R.V.C. Ruffin Before Mr. John Hildebrand, an acting Justice of the Peace, in and for same county personally came R.V.C. Ruffin who duly swore, deposeth and sayeth that he saw James H. Ruffin, sign, seal and deliver the within deed for the purpose within mentioned and that he also saw Samuel S. Ruffin subscribing the same as witness together with himself sworn to and subscribed before me this 5th of January 1852. R.V.C. Ruffin John D. The family came to Jones County around 1820. James (the father) died there. James in this deed is the son of R.V.C. Ruffin. Samuel S. is his younger brother.
