Ruffin of the County and State aforesaid of the one part and Lewis Taylor of the same place of the other part. Witnesseth that J.H. Ruffin for and in consideration of the sume of three hundred and fifty-five dollars ($355) in hand paid by the said Lewis Taylor, the receipt whereof is hereby acknowledged hat granted, bargained and sold and doth by these presents grant bargain sell and convey unto the said Lewis Taylor his heirs and assigns all that tract or parcel of land situated lying and being the Second District of Carroll County, known and distinguised in the plan of said District by one half lot number one hundred and forty four (144) containing one hundred and one fourth acres be the same more or less. To have and to hold the same and also fifty by the North East corner of lot of land one hundred and thirteen (113) in the Second District of Carroll County, the said James H. Ruffin reserving the right and priviledge of all the land that may be covered by means of his present Mill Pond and all that land that may be and timber that may be covered in water by means of the said Mill Pond being raised four feet higher than the present frame in the dame in case the said James H. Ruffin, his heirs, or assigns may in their judgement think proper to do so in raising said Mill Dam and appendages. In case in running said line so as to form a square of fifty acres that said line amy take the mill. To have and to hold the said bargained premises unto him the said Lewis Taylor his heirs, Executors, Administrators and assing for ever in fee simple together with all and singular the rights numbers and appurtenances and those belonging to the same other than the before reserves for his and their only proper use and benefit and behalf forever in fee simple and the same James H. Ruffin will warrant and defend the right and title to the said bargained premises unto him the said Lewis Taylor his heirs and assigns against himself and all and every other person or persons. In testimony whereof the said James H. Ruffin hath here unto set his hand and affixed his seal the day and year above written. James H. Ruffin Signed, sealed and delivered in the presence of: Ellis Wright R.V.C. Ruffin Before F.M. Little, a Justice of the peace in and for said Carroll County personally appeared R.V.C. Ruffin and being duly sworn, deposeth and saith that he saw James H. Ruffin sign, seal and deliver within deed for the purpose therein mentioned and that he also saw Ellis Wright assign the same as a subscribing witness together with himself.
