Ruffin of the same place of the other part. Witnesseth that for and in consideration of the sum of two Hundred Dollars by the said James H. Ruffin in hand paid unto the said Hiram Bowen, the receipt whereof is herby acknowledged hath granted, bargained and sold & do by these present grant bargain and sell unto James H. Ruffin his heirs, executors & Administrators, and assigns all that Tract or parcel of land situated lying and being in the 2nd Dist Carroll County known and distinguished in plan of said Dist by the Lot No one hundred and Thirteen (113) containing two hundred two and half acres more or less. To have and to hold the said bargained premises unto James H. Ruffin his heirs and assigns for his and their own proper use benefit and behoof forever in fee simple together with all and singular the rights members and appurtenances in any wise being and belong to the said bargained premises and the said Hiram Bowen will warrant and forever defend the right and title to the said against the claim of himself, his heirs, executors, administrators and assign and against the claim of all and every other person or persons whatsoever. In witness whereof, the said Hiram Bowen hath hereunto set his hand and affixed his seal the day and year above written. Ruffin and being duly sworn, deposeth and saith that he saw James H. Ruffin sign, seal and deliver within deed for the purpose therein mentioned.
