Witnesseth that the said David Gann for and in consideration of the sum of four hundred seventy five ($475) dollars to him in hand paid at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, hath granted, bargained, sold and conveyed and doth by these presents grant, bargain, sell and convey unto the said Alfred Jackson, his heirs and assigns, all those tract or parcel of land , situated, lying and being in the county aforesaid, and in the North east part of the town of Athens it being the same lot on which the said David Gann lived in 1856 embracing all of the land then _______ ____ ________ supposed to be three quarters of acre (3/4) more or less and particularly described in a deed _____ E L Newton to David Gann dated the 26th of August 1856. To have and to hold said tract or parcel of land unto him the said Alfred Jackson his heirs and assigns together with all and singular the rights members and appurtenances thereof, to the same in any __________ to his and their own proper use, benefit and ___________ in fee simple. And the said David Gann for himself, his heirs, executors and administrators the said bargained premises unto the said Alfred Jackson his heirs and assigns, will warrant and forever defend, the right and title thereof against themselves and against the claim of all other persons whatsoever.
