Clarke County Deed Book Z, Folio 77

Georgia, Clarke County.
         This Indenture made this Eight day of September in the year of our 
Lord one thousand Eight hundred and Seventy between Sarah E Rucker 
Administrator of the estate of Tinsley W. Rucker of the County & State 
aforesaid of the one part, and  
William L. Mitchell of the same County of the other part.  Witnesseth, That 
whereas by virtue of an order of the ordinary of Said county previous notice of 
application having been given in the Southern Watchman, a newspaper published 
in the Town of Athens, according to law, in Such case made and provided, 
granted to said Sarah E. Rucker Administrator as aforesaid, at a regular Term 
of the Court of Ordinary on the Second day of December in the year Eighteen 
hundred and Sixty Seven to Sell all the real estate of Said Tinsley W Rucker, 
and whereas the lot of land of which the lot of land herein after described is 
a part, was duly advertised in the Same paper in conformity to law, and the 
Same was put up and exposed to Sale, to the highest & best bidder, before the 
Court-house at Watkinsville in said county, within the legal terms of Sale on 
the first Tuesday in September 1870 by Said Sarah E. Rucker administatrix when 
the Said lot of land hereinafter described was Knocked off to Said William L. 
Mitchell at the price and Sum of twenty four dollars.  Now for and in 
consideration of the Said Sum of twenty four dollars, cash in hand paid to the 
Said Sarah E. Rucker administratrix as aforesaid by the said William L 
Mitchell, at and before the Sealing and delivery of these presents, the receipt 
whereof is hereby acknowledged, Said Sarah E. Rucker administratrix as 
aforesaid, hath granted, bargained, Sold & conveyed, and doth by these presents 
grant, bargain, Sell, & convey unto the said William L. Mitchell his heirs and 
assigns that small Strip or parcel of land Situate, lying & being in the county 
and State aforesaid, and bounded as follows.  Beginning on Big Sandy Creek at 
the corner of Said Mitchell’s land and running down said creek to a Stake 
corner, and thence North 52 ½ degrees East 18 chains 95 links to a Stake 50 
links from Said Mitchell Second corner at the end of his first line from the 
Said creek and thence a Straight line 50 links joining those two Stake corners, 
containing three acres more or less on which line from the creek aforesaid his 
fence now stands having been placed there by consent of Sarah E. Rucker 
administratrix 
As aforesaid Said three acres being cut off from the tract of land belonging to 
the estate of Said Tinsley W Rucker purchased of Asbury Hull and forming part 
of the plantation known as the Bogg’s place, with all the rights and members & 
appurtenances thereunto belonging To said William L Mitchell, his heirs & 
assigns in fee Simple as fully as the Same was seized, possessed & enjoyed by 
said Tinsley W. Rucker in his life time.
   And the said Sarah E Rucker administratrix as aforesaid covenants to with 
the said William L. Mitchell that she has provided the law in all particulars 
in bringing said tract of three acres of land to Sale & to said covenant binds 
herself her heirs &c. to said Mitchell his heirs & assigns, &c
   In Witness Whereof these presents being duly stamped the said Sarah E. 
Rucker administratrix as aforesaid doth hereto set her hand & seal the day and 
year first above written          Signed Sealed & delivered in presence of
