Warranty Deed
James H. Towns To J. S. King & Co.

Clarke County
This Indenture made this 12th day of January in the
year of our Lord One Thousand Nine Hundred and One
between James H. Towns of the County of Clarke of
the first part, and J. S. King & Co. a firm composed
of J. S. King, E. R., A. H. & J. M. Hodgson of the
County of Clarke of the second part. Witnesseth,
That the said party of the first part for and in
consideration of the sum of One Thousand Dollars in
hand paid at and before the sealing and delivery of
these presents the receipt whereof is hereby
acknowledged has granted bargained sold and conveyed
and by these presents does grant bargain sell and
convey unto the said parties of the second part
their heirs and assigns all that tract or parcel of
land lying and being in said state and county
Georgia Factory District and on the road leading
from the City of Athens to Georgia Factory and to
Puryear's District about four miles from said city
of Athens Ga and more particularly described as
follows: Bounded on the North & East by lands of W.
H. Dean & others on the South by lands of Peter
Flanigen & on the West by the said Main Road leading
from Athens to Georgia Factory containing Ninety Two
and one half acres (92½) more or less said tract of
land known as a part of the old Tom Moore Tract,
with course and distance as follows.  Beginning at a
rock corner of Deans land on Public Road, thence N.
81º30'E, 21.30 chs to rock, thence S. 53º30'E 13.05
chs to corner near double red oak thence S. 47º-
30'E. 26.08 chs to rock corner with Mrs Fordham Extr
Thence S. 41º-30' W 7.16 to rock corner with
Fanigen, thence N 75º-W. 53.28 chs to rock corner on
public Road, thence along the road 14.93 chs to
beginning Rock corner.

To Have and To Hold the said bargained premises,
together with all and singular the rights members
and appurtenances thereof to the same being,
belonging or in anywise appertaining to the only
proper use benefit and behoof of them the said
parties of the second part their heirs and assigns
forever in fee simple.

And the said party of the first part for himself his
heirs executors and administrators will warrant and
forever defend the right and title of the above
described property unto the said parties of the
second part their heirs and assigns against the
claims of all persons whomsoever.

In Witness Whereof, the said party of the first part
has hereunto set his hand and affixed his seal the
day and year first above written.
