Witnesseth that the said Waters Dunn for and in consideration of the sum of three hundred dollars to him in hand paid by the said Marshall Pitman at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged hath granted bargained and sold and by these presents do grant bargain sell alien release and confirm unto the said Marshall Pitman his heirs and assigns all that tract piece or parcel of land situate lying and being in the County of Columbia and State aforesaid on the waters Keg Creek adjoining land at this time of the Estate of John Culbreath, Dreadzil Pace, William Luke and George W. Dunn containing by estimation one hundred and fifty six and one half acres it being the one half a tract of land of three hundred and thirty acres conveyed by Lewis Frails to Waters Dunn Sr. and by him devised to his two sons, the present conveyor Waters Dunn and George W. Dunn, the part herein conveyed being the part whereon the said Waters Dunn formerly resided. Together with all and singular the rights members and appurtenances thereunto belonging or in anywise appertaining. To have and to hold the said tract of land and premises and every part and parcel thereof unto the said Marshall Pitman his heirs and assigns forever in fee simple to his and their own proper use benefit and behoof which said tract or parcel of land and premises and every part and parcel thereof unto the said Marshall Pitman his heirs executors and administrators I do by these presents warrant and forever defend against the claim or demand of all and every person or persons whatsoever.
