Witnesseth that the said James F Stephens for and in consideration of the sum of Four hundred seventeen & 50/100 Dollars in hand paid at, and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, hath granted, bargained, sold, aliened conveyed and confirmed and by these presents does grant, bargain, sell, alien, convey, and confirm unto the said Susannah C Hughens her heirs & assigns all the South West quarter of lot of land number One hundred and thirty eight (138) in the Original and present Second (2) District of said Coweta County containing about Fifty acres, being the same land which was deeded by J. A. Hughens and H M Smith as administrators of Hardy Smith to the said James F Stephens, on the fifth day of November 1878. To have and to hold the said premises with all and singular the rights members and appurtenances thereto appertaining to the proper use benefit and behoof of her the said Sausannah C Hughens her heirs, executors administrators and assigns in fee simple. And the said James F Stephens the said bargained premises unto the said Susannah C Hughens her heirs, executors administrators and assigns, against the said James F Stephens his heirs, executors and administrators shall and will warrant and forever defend by virtue of these presents.
