this Indenture made this tenth day of march in the year of our lord one 
thousand eight hundred and two between Andrw Burns of the state of Georgia and 
the county of Greene of the one part and Wm Coldwell of the same State and 
county Witnesseth that for and in consideration of the sum of four hundred 
dollars to him in paid the rect. whereof I the said Andrw. Burns do hereby 
acknowledge have bargained and sold and by these presence doth give bargain & 
sell convey and confirm unto the said Wm. Coldwell his heirs and assigns 
forever one certain tract or parcel of land situate lying and being in the 
State and county aforesaid on the waters of Richland creek containing by 
survey one hundred and Twentyfive acres Bounded Westwardly by abott wades land 
Eastwardly by Wm. Wallice land Swardly by land surveyed for middleton & 
Westwardly by Coles land having such form shape and markes as appears by a 
platt of the same to the grant annexed with all an singular the rights the 
members & apperninances to the same belonging to have and to hold the said 
tract or parcel of land all and singular the premises to the same belonging to 
the said Wm Coldwell his heirs and assigns forever as a clear indefeasible 
Estate in fee simple absolutely w all interest & porpozeils as can be held 
possessed or injoy and the said Andrw Burns do agree to and with the said 
Coldwell that I will warrant and forever defend the legal rights & titles in 
and to the said tract or parcel of land to the said Wm. Coldwell his heirs and 
assigns against the lawfull claim & claims of all & all manner of persons 
whatsoever I do further agree that I will make and assigns in any other 
instrument of writing that shall be thought necessary for the better 
authenticating the same and in testimony of the covt. & agreements I the said 
Andrw Burns have hereunto set my hand and affixed my seal the day and date 
afore written.
