Dunn of the same place of the other part. Witnesseth that the said Richard Irby for in consideration of the sum of Five hundred dollars to him in hand paid at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged hath granted, bargained, sold, and conveyed, and doth by these presents grant, bargain, sell and convey unto the said Hiram R. Dunn his heirs and assigns all that tract or parcel of Land lying and being in the State & County aforesaid on the waters of Stewarts Creek adjoining John C. Merritt and E. M. Richards and bounded as follows. Beginning at a Persimmon S. 8° 10’ E. Ch. 62 to a Stake thence S 82° 15’ W. 32 Ch. to a Red Oak thence N. 9° 36 W. 14. 24. to a Red Oak, thence N. 47° 15’ E. 4. 70 to Spanish Oak thence N 82° 15 E. 29° 40’ to the beginning Corner containing Fifty five and two tenths more or less. To have and to hold the said tract or parcel of land to him the said Hiram R. Dunn his heirs and assigns, together with all and singular the rights, members and appurtenances thereof to the same in any manner belonging, to his and their own proper use benefit and behoof forever in fee simple. And the said Richard Irby for himself his heirs, executors and administrators the said bargained premises to the said Hiram R. Dunn his heirs and assigns will warrant and forever defend the right and title thereof against themselves and against the claims of all other persons whomsoever. In witness whereof the said Richard Irby hath hereunto set his hand and affixed his seal the day and year above written. Signed, sealed and delivered in presence of Richard Irby (L.S.) J. D.
