This file was contributed by: Cline Averett averett@innova.net ==================================================================== Deed: Benjamin Chapman to Benjamin Averett-240 Acres This indenture made the tenth day of August in the year of our Lord one thousand eight hundred and four between Benjamin Chapman of the State of Georgia and County of Hancock of the one part and Benjamin Averett of the said state and County of Washington of the other part witnesseth that the said Benjamin Chapman for and in consideration of the sum of three Hundred to him in hand well and truly paid by the said Benjamin Chapman at or before the signing and delivery of these presents whereof is hereby acknowledged, have bargained sold released and confirmed and by these presents doth bargain sell release and confirm unto the said Benjamin Averett and his heirs and assigns all that tract or parcel of land containing two hundred and forty acres being the same more or less situate lying and being in the county of Hancock on the waters of Buffalo, bounded by Meadows? Land, Briants, Pirkins, Cokers land and by the county line; beginning at a pine corner and running S71W 33 chains 50 links to a pine corner, thence N14E 25 chains to a post oak corner, thence N50W along Jones line and Coker's to Cokers Pine corner thence to Middows's pine corner thence S70E 85 chains to a pine corner thence S20`W seven chains 50 links to a pine corner thence S73E 18 chains 50 links to a pine corner thence S41W 20 chains 50 {Links} along the county line to the beginning. The same being part of a tract of land originally granted to Joseph Hunoon by his excellency James Jackson, having date the 18th of February, 1801 Together with all and singular the rights, members and appurtances thereunto belonging or in any wise appurtaning to the said tract of land and premises to the only use. Benefit and behoof of the him, the said Benjamin Averett, his heirs and assigns to have and to hold forever and the said Benjamin Chapman doth for himself his heirs ___ the said tract of and premises to the said Benjamin Averett, his heirs and assigns, shall and will warrant and forever defend by these presents, from himself, his heirs and assigns and from all and every other person or persons whatsoever.
