Georgia   }  This Indenture made this twelfth day of January in the year of 
our Lord  one thousand eight hundred and thirty one and in the fifty fifth 
year of the Independence of the United States of America between William 
Avery of County of Warren and State aforesaid of the one part and 
Rhoda Gardner of the County of Henry and State aforesaid of the other 
part  Witnesseth that the Said William Avera for and in consideration 
of the Sum of one hundred and twenty five dollars to him in hand 
paid  at and before the Signing  Sealing and delivering of these presents 
the receipt whereof is hereby acknowledged  hath bargained and 
Sold  and by these presents do bargain  Sell  Convey and Confirm unto 
the Said Rhoda Gardner all that tract or parcel of Land Situate  lying 
and being in the Twelfth District of Henry County and known in plan 
of Said District by the number forty five   To have and to hold 
together with all and Singular the rights  members and appurtenances 
thereof to the only proper use  benefit and behoof of her the 
Said Rhoda Gardner  her heirs and assigns forever in fee Simple  
And I the Said William Auera do warrant and forever defend from 
my Self  my heirs  Executors and administrators and all  and 
Every other person or persons whatsoever   In witness whereof 
I have hereunto Set my hand and Seal the day and above written 
Interlined before assigned

Georgia      }   Personally Came before me Ira E Farmer who being 
Henry County }  duly Sworn  deposeth and Saith that he Saw William Avery 
Sign  Seal and deliver the within deed for the purposes therein  
mentioned and that the deponent Subscribed the Same as a witness 
and Saw James McRight do So likewise  
Sworn to and Subscribed before me              Ira E Farmer  
this 26th April 1850

Note from transcriber:  This transcription has been a labor of love & copied 
from the land deed that can be found in the LDS Library in Salt Lake City, 
UT.  The above mentioned Rhoda Gardner is believed to be the widowed sister of 
Ira E. Farmer.  It's possible that Rhoda's (Roda) husband's name was Russell 
D. Gardner, who is found witnessing a earlier Jackson Co., GA land deed for 
James Farmer.  James Farmer is Thomas James Farmer, Sr. the father of Ira & 
Rhoda.
