State of Georgia,U.S.A.County of Jasper.
     In consideration of the sum of $4433.19( Forty four hundred thirty three 
and 19/100 dollars,to us paid,this 4th.,day of March 1907,we,Geo.W.Stinson and 
Mrs.G.W.Stinson of the county of Jasper,State of Ga.,do hereby sell and convey 
unto Farmers Bank and assigns a tract or parcel of land,which is described as 
follows:A certain lot with all improvements thereon in the City of 
Monticello,Jasper County Georgia,bounded north by lands of J.L.Campbell, east 
by Forsyth st.,south by Greene st., and west by lands of M.S.Benton, 
containing Two and one half acres more or less,and being that lot of land upon 
which the Monticello Hotel is now erected.To have and to hold said tract of 
land and its appurtenances unto said Farmers Bank and assigns in  fee 
simple,we warrant the title to said land against the lawful calim (sic) of all 
persons.This conveyance is intended to operate as provided in sections 
2771,2772 and 2773 of the code of 1895,in regard to the sales of property to 
secure debts,and to pass the title of the property described into the said 
Farmers Bank,the debt hereby secured being one certain promissory note bearing 
even date herewith for $2135.86,and due Jany 1st.,1908,also one certain 
promissory note bearing even date herewith for $2297.33 and due Jany 
1st.,1909,we agree to pay the interest annually upon said notes if the holder 
so requires,and if we fail so to do,then and in that case we agree the whole 
amount of said debt shall fall due at once regardless of the date of Maturity 
thereof at the option of the holder nevertheless,and the said Farmers Bank may 
and by these presents is authorized at its option to sell at public outcry 
before the court house door in the county of Jasper,State of Georgia,to the 
highest bidder for cash,all of said property or a sufficiency thereof to pay 
said indebtedness with the interest thereon and the expenses of the 
proceeding,including fees of attorney,if incurred,to the amount of ten per 
cent (sic) after advertising the time,place and terms of sale in a newspaper 
of general circulation in said county of Jasper once a week for four weeks.And 
the said Farmers Bank or assigns,may make to the purchaser or purchasers of 
said property good and sufficient titles in fee simple,to the same divesting 
out of the said Geo.W.Stinson and Mrs.G.W.Stinson all right and equity thet 
(sic) they may have in and to said property,and vesting in the purchaser or 
purchasers aforesaid.The proceeds of said sale are to be applied first to the 
payment of said debt and interest and the expenses of this proceeding,the 
remainder if any paid to said Geo.W.Stinson and Mrs.G.W.Stinson.That said 
Farmers Bank agent or assigns,are hereby authorized to proceed summarily to 
put the purchaser or purchasers in possession of said property,the said 
Geo.W.Stinson and Mrs.G.W.Stinson covenanting and agreeing to surrender the 
same without let or hinderance of any kind.In witness whereof the said 
Geo.W.Stinson and Mrs.G.W.Stinson have hereunto set their hand and affixed 
their seal and delivered these presents,the day and year first above
