Georgia To all Christian People to whom these Presents shall come Benjamin Andrew of Newport in the parish of St. Johns & Province aforesaid (Planter) Sendeth Greeting Know Ye that the said Benjamin Andrew for and in Consideration of the sum of Thirty Pounds sterling to him the said Benjamin Andrew in hand well & truly paid before the Sealing and delivery of these presents by John Stewart of the same Parish and Province aforesaid Planter the Receipt whereof the said Benjamin Andrew doth hereby acknowledge & thereof and of every part & parcel thereof doth hereby Aquit Exonerate and Discharge the said John Stewart his heirs Executors and Administrators & by these presents hath Granted Bargained Sold Aliened Enfeoffed Conveyed & Confirmed & that freely fully clearly & absolutely Give Grant Bargain Sell Alien Enfeoff Convey and Confirm to the said John Stewart his Heirs Executors Administrators & assigns for ever all that Plantation tract or parcel of Two hundred Acres of Land Situate lying and being on Newport in the Parish of St. Johns & Province Aforesaid & butting & Bounding to the Northward on Lands of William Wilson to the South on Lands of John Golden & the said Stewart to the East on Lands of William Graves & to the West on Land of John Humphreys and hath such Shape from & marked trees as is expressly laid down in a Platt of the same Referrence being had hereto will more fully & largely appear To have and to Hold the said plantation Tract & parcel of Two Hundred acres of Land more or Less Together with the Ways Priviledges Easements Immunities Hereditaments & Commodities with the Liberty of Hunting hawking fishing & fowling within the Limits of the same & all the Trees Waters & every other thing therein being Growing belonging or by any means appertaining (Excepting the quit rent hereafter to become due to his Majesty for the same) to the said John Stewart his Heirs and Assigns for ever for them and their own proper uses & behoof for evermore & the said Benjamin Andrew for himself his Heirs Executors & Administrators doth covenant & promise to and with the said John Stewart & his Heirs in manner and form following That is to say, that at the time of this present Bargain and Sale & untill the Sealing and Delivery of these Presents He the said Benjamin Andrew is the true Sole Owner of all the above granted premises & hath in himself good & right- full power & Lawfull authority to Grant Sell Assure Convey and Confirm the said premises in manner aforesaid By Virtue of a Certain Deed of Conveyance bearing date the Sixth Day of June Seventeen hundred & fifty Eight Under the Stand and Seal of William Graves of the same Parish & Province aforesaid deference being thereunto had will more fully & largely appear and that the said John Stewart his heirs & assigns shall and may from henceforth & for ever hereafter By force & Virtue of these Presents Lawfully Peaceable and Quietly have hold use occupy possess & enjoy the above Granted Premises and their Appurtenances & every part & parcel thereof without any Lett Molestation Trouble Denial Expulsion Eviction Hindrance or Contradiction from him the said Benjamin Andrew his heirs Executors or administrators or any other person or persons whatsoever claiming or having any lawfull Claim Right Title or Interest therein from by or under him or by any other lawfull ways or means whatsoever And Also that the said Benjamin Andrew his Heirs Executors or Administrators shall and will upon every Reasonable Request & at the Cost and charge in the Law of the said John Stewart his heirs Executors, Administrators or assigns, further Do & Execute or cause to be done & Executed all & Every other Lawfull & Reasonable act or acts Deed & Deeds Conveyances and Assurances in the Law whatsoever For the more perfect Conveying Confirming & Assuring the Premises with their appurtenances, unto the said John Stewart his Heirs or Assigns or his or their Council learned in the Law Shall be reasonable advised, devised or Required And Further that the Said Benjamin Andrew the said Bargained Premises Unto the said John Stewart & his Heirs & assigns shall against every Person or Persons claiming or to Claim for ever Warrant & Defend by these Presents In Witness whereof the said Benjamin Andrew and Susannah his wife in token of her free Consent to this act of Her Husbands & Renouncing Her Right of Thirds or Dower of in or to the above Granted premises have hereunto set their Hands and Seals the twenty third day of April in the Year of our Lord, one thousand seven hundred and sixty one And in the first Year of his Majesty’s Reign Signed sealed & delivered in presence of Bn Andrew James Andrew Susannah Andrew George Godfrey Rd. Baker I Richard Baker one of the subscriber one of the Witnesses to this Present Deed did likewise see the above said Benjamin Andrew delivery make of the abovesaid Tract of two hundred acres of Land to the abovesaid John Stewart by Turf and Twig the year day above written Rd.
