day of March in the tenth year of the reign of our Sovereign Lord George the Third by the grace of God of Great Britain France and Ireland King defender of the Faith & so forth and in the Year of our Lord one thousand Seven hundred and Seventy Between Joseph Andrew of the parish of Saint John in the province of Georgia planter and Maryann his Wife of the one part and Grey Elliott of Savannah in the said province Esqr. of the other part Witnesseth that for and in consideration of the sum of Twenty pounds Lawful money of the said province by the said Grey Elliott to the said Joseph Andrew in hand paid at or before the sealing and Delivery of these presents the receipt whereof is her by acknowledged they the said Joseph Andrew and Maryann his wife have Granted Bargained Sold aliened and Confirmed and by these presents do fully and absolutely Grant Bargain Sell alien and Confirm unto the said Guy Eliott his heirs and assigns all that Tract of Land Containing three hundred acres situate and being in the parish of St. Andrew in the province aforesaid bounded on every side by Land vacant at the time of the Survey thereof together with all and singular the House out houses Barns Stables Yards Gardens Orchard meadows pastures feedings Common Woods Coppius Ways Waters Water Courses Liberties priviledges and advantages whatsoever thereunto Belonging or in any wise appertaining and the reversion and reversions remainder and remainders rents Issues and profits thereof and all the Estate right title Interest property possession claim and Demand whatsoever of him the said Joseph Andrew of in or to the same or any part or parcel thereof to have and to hold the same Tract of Land and all and singular the premises herein before mentioned or intended to be here by Granted Bargained and sold with the hereditaments and premises unto the said Grey Elliott his heirs & assigns to the only proper uses and Behoof of the said Grey Elliott his heirs & assigns forever absolutely and the said Joseph Andrew all and singular the premises with the appurtenances unto the said Grey Elliott his Heirs and assigns against him the said Joseph Andrew his heirs and assigns & all and every person or persons Claiming or to Claim by him or under him shall and will warrant and forever defend by these presents and the said Joseph Andrew for himself his heirs Exrs and admins doth Covenant promise and agree to and with the said Grey Elliott his heirs & assigns that he the said Joseph Andrew now hath good right full power & Lawful authority to grant Bargain Sell & Convey all & Singular the hereby granted premises and every part thereof with the hereditaments and appurts unto the said Grey Elliott his heirs and assigns in manner & form aforesaid and also that is shall & may be Lawful to & for the said Guy Elliott his heirs & assigns from hence forth for ever peaceabley & Quietly to have hold & enjoy all and singular the premises with the appurts and to receive and enjoy the rents Issues & profits thereof to & for his own use & Benefit without any suit Trouble or Eviction by from or under him the said Joseph Andrew or any other person or persons whomsoever free and clear and freely and clearly acquitted and Discharged of and from all former and other gifts Grants Bargains Sales Leases Jointures dowers thirds / and Especially of and from the dower & thirds / of the said Mary Ann the Wife of the said Joseph Andrew / Mortgages Intails Titles Charges or Incumbrances whatsoever heretofor made Committed or done by the said Joseph Andrew or any other person or persons whomsoever and lastly that the said Joseph Andrew and his hirs and all and every other person or persons Lawfully Claiming or to Claim any Estate or Interest in the premises or any part thereof by from or under him or them from time to time and at all times here after at the request Cost and Charges in the Law & the said Grey Elliott his heirs or assigns shall & will do acknowledge & execute or Cause to be done acknowledged and Executed all and every such further & other act or acts Conveyances or assurances in the Law Whatsoever for the More perfect and absolute Granting and aliening all and singular the premises here by Intended to be Conveyed with the Hereditaments and appurtenances whatsoever unto and to the use and Behoof of the said Grey Elliott his heirs & assigns forever as by him or them or his or their Counsel learned in the Law shall be devised advised or required In Witness whereof the said parties have to these presents Interchangeable set their hands & seald the day & year first above Written Sealed & Delivered In presences of Robt Bolton Joseph Andrew Jos Wood Jur. her Mary Ann M Andrew mark Received of & from the within named Grey Elliott the sum
