Madison County		}This indenture made and entered into this 7th day of
December in the year of our Lord one thousand eight hundred
and ninety five between Mrs M. A. J. Culbertson of the State of Georgia
and of the county of Jackson of the one part and Dr. George W.
Westbrooks of the State of Georgia and the county of Madison of the
other part Witnesseth that the said Mrs M.A.J. Culbertson for and
in consideration of the sum of two hundred dollars in hand paid
at and before the sealing and delivery of these presents the receipt
whereof is hereby acknowledged has granted bargained sold aliened
conveyed and confirmed and by these presents grant bargain
sell alien convey and confirm unto the said Dr George W Westbrook
his heirs and assigns all of one fourth undivided interest in and
to all that lot tract or parcel of land setwale lying and being in
the county and state aforesaid in the 262nd Dist G.M. and
adjoining lands of Oliver Cleghorn on the south Neal Chandler
on the West + T. J. Morgan on the north and east and the
whole of said tract contains eighty five acres more or less
To have and to hold the said described property with all and
singular the rights members and appurtinances  thereunto
appertaining to the only proper use benefit and behoof of him the
said Dr George W Westbrooks his heirs his heirs executors administrators
and assigns against the said M A J Culbertson forever in fee simple
And the said Mrs M A J Culbertson the said bargained one fourth 
undivided interest in the described lot of land unto the said
Dr. George W. Westbrooks his heirs executors administrators and assigns
against the said Mrs M A J Culbertson her heirs executors and
administrators and against all and every other person or persons
shall and will warrant and forever defend by virtue of these
presents  In witness whereof the said Mrs M A J Culberston has
hereunto set her hand affixed her seal and delivered these presents
the day and year first above written		}
