McCluskey of the county of Madison and state of Georgia of the one parte and George Eberhard of the county of Madison and state of Georgia of the other parte. Witnesseth that the said Alexander L. McCluskey for an in consideration of the sum of one hundred and fifty dollars to him in hand paid at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged hath granted bargained, sold and conveyed and do by these presents grant bargain sale and convey unto the said George Eberhart his heirs and assigns all that tract or parcel of land situate lying and being in county of Henry on the waters of mud creek containing two hundred two and a half of land be the same more or less known and distinguished by number two hundred and twelve in said thirteenth district of Henry county refferance (sic) to the plat and grant for the same will more fully at large appear which grant bareth date the fifth day of may eighteen hundred twenty three to have and to hold said tract or parcel of land unto the said George Eberharte his heirs and assigns together with all and singular the rights members and apertenances (sic) thereof in any manner belonging to his and there own proper use benefit and behoof forever as a good indefeasible estate in fee simple and the said Alexander L. McClusky for him self his heirs executors and administrators the said bargained premises unto the said George Eberharte his heirs and assigns will warrant and forever defend the rights and title thereof against themselves and against the claim of all other person persons whatever.
