Witnesseth that the said Francis Flournoy for and in consideration of the sum of two hundred dollars to him in hand paid hath bargained & sold unto the said Zadock Kelly a certain parcel or tract of land lying on the north east side of Little Indian Creek adjoining W. Taylor, Hugh Hathorn and others being the premises whereon sd. Kelly now resides containing forty acres more or less being that part of Lot No. 299 in the fifteenth district of Baldwin (now Morgan County) which lyeth on the north East side of the creek and below the center of said lot as divided by a line running from the center or middle of the line of No. 305 to the middle of the line of No. 286. To have and to hold the said land and premises to the only proper use benefit & behoof of sd. Zadock Kelly his heirs and assigns forever in fee simple & the said Francis Flournoy doth by these presents forever bind himself and his representatives to warrant and defend a good & sufficient title to sd. land & premises & everything that of right belongeth thereto unto the sd. Zadock Kelly & his representatives against himself & his representatives and all other persons & claims whatever. Done and ratified the day and year first above written.
