Item 1st I will and bequeath all my property both real and personal (except as herein after provided) to Rebecca Ann Perry for and during her life and after her death to her children now living. Item 2nd I will & bequeath to Miss Emma Waggoner my niece one hundred dollars to be paid her in money out of my estate as a special legacy.
