A. Cheatwood of the one part, and W. D. East of the other part, Witnesseth: That the party of the first part, for and in consideration of the sum of Twelve Hundred Dollars in hand paid, the receipt whereof is hereby acknowledged, hath granted, sold and conveyed unto the said W. D. East, his heirs and assigns, all that tract or parcel of land situate, lying, and being in the County of Polk State of Ga, as follows: Lot of Land Nos. Six Hundred and Thirteen (613) situate in the 21st District and 3rd Section and containing 40 acres. This deed is made subject to loan of British & American Mortgage Co. to W. A. Cheatwood made Nov. 4th 1910 which loan is secured by deed conveying said lot to the British & American from W. A. Cheatwood there being yet due or unpaid on said loan $480 principal, Said W. D. East assumes the payment of all the balance with interest of said loan to the British & American Mortgage Co. which said tract or parcel of land the said W. A. Cheatwood will well and truly warrant and defend from the claim of all persons whatsoever, unto the said W. D. East, his heirs and assigns, forever, fee simple. In Testimony Whereof, The said W. A. Cheatwood hath hereunto set his hand and seal, the day and year above written. W. A. Cheatwood Signed, sealed and delivered in presence of: R. N. Spinks W. K. fielder, Not. Pub. Polk Co. Ga.
