This indenture the 23rd day of February and in the year of our Lord One Thousand 
Eight hundred and Seven between James Stephens of the state and county aforesaid 
for one part and Thomas Simmons of the same State and County of the other part
Witnesseth that for and in consideration of the sum of one hundred fifty one 
Dollars and Eighty Seven Cents to him in hand paid the receipt thereof is hereby 
acknowledged hath bargained sold aliened and conveyed by these presents doth 
bargain sell alien and convey unto him the said Thomas Simmons one half a square 
of land lying and being in the county of Baldwin and in the third District (100) 
one hundred drawn by James Cunningham of Jackson County bounded by North East by 
lot No. 125 N.W. by lot 101 S. West by lot No. 99 and South East by District 
line No. 2 to be split in to near the middle as possible from the District line 
out to No. 101 and the said Thomas Simmons to have the half off joining of No. 
99 to have and hold all singular the rights the property the appurtenances 
thereunto belonging in behoof of him the said Thomas Simmons the right and title 
of which the said James Stephens does and will forever warrant and defend the 
claim or claims of himsself his heirs, Executors, Administrators, and assigns 
and from any other person or persons whatever
In withness thereof he the said James Stephens hath hereunto set his hand and 
seal the day and year first above written
