A. T. Phillips being the highest bidder the same was knocked off to him at the price or sum of one hundred thirteen dollars - Now this indenture made the twenty seventh day of January Eighteen Hundred and Thirty Three between the said Elizabeth Phillips Admix as aforesaid ofthe one part - and the said J. A. T. Phillips of the County and State aforesaid of the other part - Witnesseth that the said Elizabeth Phillips Admix for and in consideration of the sum one hundred thirteen dollars to her in hand paid at and before the signing and delivery of these presents the receipt whereof is hereby acknowledged have bargained and sold & by these presents do bargain sell & convey unto him the said J. A. T. Phillips his heirs & assigns all that tract or parcel of land situate lying & being in the County of Talbot and State aforesaid known and distinguished in said survey by lot no. (132) one hundred thirty two in the sixteenth District of said County containing two hundred two and one half acres more or less to have and to hold said tract or parcel of land together with all and singular the rights members and appurtenances thereunto belonging or in any use appertaining unto him the said J. A. T. Phillips his heirs or assigns forever in fee simple and I the said Elizabeth phillips admix do hereby warrant and defend the rights and titles of said land against the claims of all legatees of the estate of said Jonathan Phillips dec'd and the claims of all and every other person or persons whatsoever. In witness whereof I the said E. Phillips admix have hereunto set my hand and affixed my seal the day and year above written.
