This indenture made this 14 day of Jan 1896 between T. M. Nichols
of the first part and L. C. Brown of the second part all of said
County. Witnesseth that for and in Consideration of the sum of
five dollars (5.00) the receipt whereof is hereby acknowledged
does ell and convey unto the L. C. Brown his heirs & assigns a
certain tract or parcel of land situate in the County aforsaid to
wit part of lot no 80-17-1 begening on a rock near the residence
of L. C. Brown and running A South West direction 100 yrds to a
white oak Contaning ½ acres more acres more of less together with
all rights and privileges there unto belonging in fee simple and
the said Nichols his heirs administrators & Executers the title
to the premises aforesaid Will forever warrant & defend unto the
said Brown his heirs & assigns against the lawful Claims of all
other persons whatever. In witness whereof the said T. M. Nichols
has hereto set his hand and seal the day & date above written
