Witnesseth That the said William Downs for and in consideration of the Sum of One Hundred pounds sterling money of sd State, to him in hand paid by the Said William Berry, the Receipt whereof he doth hereby acknowledge that the said William Downs hath Bargained, Sold, conveyed & confirmed unto the Said William Berry, a certain Tract or parcel of Land, containing One Hundred Acres (be the Same more or less) Situate, lying & being in Warren County, (formerly Wrightsborough Township, in the Parish of St. Paul’s, bounded North Eastwardly by lands of John Slater, and on all other Sides by Vacant Lands, Which Tract of Land was originally granted to a certain Elisha Biggot the 7th Day of June 1774 and to William Downs, by the sd. Elisha Biggot by a deed of conveyance bearing date the 5th day of May 1775. Together with all and Singular the woods, waters, water courses, Improvements, Rents, Issues, Emoluments, Hereditaments, and Appurtenances thereunto belonging, or in any wise appertaining and also the Estate, Right, Title and Interest which the Said William Downs hath, of, or into the same, To have and to hold the Said Tract of One hundred acres of Land and every part and parcel thereof unto the said William Berry his Heirs Exrs., Admrs, and assigns, the Said Tract of one hundred Acres of Land, and all & every part, and parcel thereof unto the Said William Berry his heirs and Assigns, against him the said William Downs his Heirs & assigns & all & every person & persons whatsoever, Shall and Will Warrant and forever defend the Said bargained premises by these presents – In Witness whereof the Said William Downs hath hereunto Set his hand and Seal, the day and Year first above written.
