[Witnesseth that the] said Wm. Huckabay for and in Consideration of the sum of [missing] Sterling Money to him in hand paid by the said Phillip Huckabay [before the] sealing and delivery of these Presents the receipt whereof he [doth hereby] acknowledge, have granted bargained & by these Presents [missing] Sell and confirm unto the said Phillip Huckabay his [heirs and assigns] forever one Certain Tract or Parcel of land Containing [missing] be the same more or less lying & being in the County of Wilkes [on the] branches of Uptons Creek and bounded as follows (to wit) Beg[inning at a] Stake a Corner of John Talbots thence on his line South [missing] East to a post Oak then South 10 degrees West to a corner Stake [missing] line of Marked trees Supposed to be nearly N 70 W to a small [missing] corner of John Talbots thence N 10 degrees East thirty three chains [missing] first Station. To have and to hold the said land with all the [appurtenances] thereunto belonging to him the said Phillip Huckabay his heirs [& assigns] forever in absolute & Indefeasable fee simple and the said William [Huckabay] on his Part the said land above mentioned & conveyed and every part & [parcel to] him the said Phillip Huckabay his heirs and assigns forever against him [the said] William Huckabay his heirs and against all and every other Person [or Persons] Whatsoever shall and will warrant & forever defend by these Presents. [In Witness] whereof the said William Huckabay hath hereunto set his hand [the day] & year above written.
