Witnesseth that the said William Huckaby and Elizabeth his wife for and in consideration of the sum of one hundred and fifteen pounds Lawfull money of the State of Georgia to them in hand paid before the sealing and delivery of these presents, the Receipt whereof is hereby acknowledged hath Granted, bargained, sold Released, and confirmed, and by these presents doth bargain, Sell, release and confirm unto the said John Talbot his heirs and assigns forever one certain tract or parcel of Land containing three hundred acres, be the same more or less, Situate lying and being in the county of Wilkes on the Branches of uptons Creek, being part of a tract of five hundred acres Granted unto John Williams by a Grant bearing date the 28th day of July one thousand Seven hundred and Eighty four and by the said John Williams conveyed to the said William Huckaby by a deed dated the second day of February one thousand Seven hundred and eighty five, and recorded in the county of Wilkes Referrence thereunto being had will more fully appear, and bounded as followeth, (to wit,) Beginning at a corner Stake in the Pattent being Phillip Huckaby’s Corner thence with the Patent line South ten degrees West thirty three Chains to a corner hickory, thence North Eighty degrees West, Sixty seven chains to a corner post oak, thence North thirty one Chains to Red Oak corner of John Cains thence on his line North fourteen degrees east thirty five chains to a corner Pine thence bearing South eighty degrees east thirty chains to a corner Stake, thence on Phillip Huckabys line being a dividing line, South ten degrees West thirty three chains to a corner Post oak thence with his said line Supposed to be nearly South Seventy degrees East to the first Station, together with all and singular the rights, Members and appurtenances thereof whatsoever to the said tract of Land belonging or in any Wise appertaining, the Remainder and Remainders rents Issues and profits thereof and of every part thereof, to have and to hold the said tract of Land and all and singular the premises and appurtenances thereunto belonging as aforesaid and every part thereof unto the said John Talbot his heirs and assigns to the only proper use and behoof of him the said John Talbot his heirs & assigns forever and the said William Huckaby and Elizabeth his wife their Heirs and assigns, and all and every other person or persons whatsoever, Shall and will Warrant and forever Defend by these presents, in Witness whereof the said Wm.
