Witnesseth that the sd. John Ogletree for & in consideration of the sum of four hundred & fifty dollars lawfull money of the said State to him in hand well & truly paid by the said James Rutledge at or before the sealing & delivery of these presents the receipt whereof is hereby acknowledged hath granted bargained sold released & confirmed & by these presents do grant bargain sell release & convey unto the said James Rutledge his heirs & assigns all that tract or parcel of land lying & being in the County of Greene & State of Georgia & on the Oconee River beining on a corner ash on said River running N 10 W by Howels land 35 chain to corner stake thence S 85 W 43 chain to a corner thence S 20 W 20 chain to corner dogwood thence N 70 W to an ash corner on the River 5 chain by Saunders’s land then by said River S 25 W 36 chain to corner ash on Wootons land then S 35 E 38 chains to a corner ash on the Oconee River then down said River North fifty degrees East 71 chain 50 links to the beginning corner containing three hundred & twenty nine acres being part of a tract of land granted to john Ogletree the fifteenth day of March one thousand seven hundred & eighty seven by the Honb. George Mathews reference thereunto being had will more fully & at large appear. Together with all & singular the rights members & appertenances thereof whatsoever to the said tract of land being belonging or in anywise appertaining and the remainders reversions rents Issues & profits thereof & of every part thereof . To have & to hold the said tract of land & all & singular the premises & appertenances thereunto belonging as aforesaid & every part thereof unto the said James Rutledge his heirs & assigns to the only proper use benefit and behoof of the said James Rutledge his heirs & assigns forever & the said Ogletree & his heirs the said tract of land & premises aforesd. ___ part thereof unto the said James Rutledge & his heirs & assigns against him the said John Ogletree & his heirs & all & every other person or persons whatsoever shall & will warrant & forever defend by the presents. In witness whereof the said John Ogletree & his wife have hereunto set their hands & seals the day & date above written.
