Witnesseth that the Said Benjamin Thomas for and in Consideration of the Sum of Sixty Pounds Sterling Money to him in hand paid [by the said] William Huckaby at or Before the Sealing and Delivery of these [Presents the] Receipt whereof I Do hereby Acknowledge have Granted Bargained [and sold] and by these presents Do Grant Bargain and Sell Alien enfeof and [missing] unto the said William Huckaby his heirs and Assigns forever one Certain [tract or parcel] of land Situate lying and Being in the County of Wilkes Containing [by estima] tion Two Hundred Acres be the Same more or less on the Waters of [missing] and Bounded By Surveyed land North Eastwardly by John [missing] and South Westwardly by William Thornton’s land North [missing] John Kelly’s land. To have and to hold the said land with the [appurtenances] thereunto Belonging to him the Said William Huckaby his [heirs and assigns] forever in absolute and in Defeasible fee Simple and the [said Benjamin Tho]mas on his part the Said land above Conveyed and every part [and parcel there]of to the Said William Huckaby his heirs and Assigns forever [missing] he the Said Benjamin Thomas and his heirs and against all and [missing] persons whatsoever Shall and will Warrant and forever Defend by these Presents in Witness whereof the said [Benjamin Thomas hath here] Unto set his hand and Affixed his seal the Day and Year above [written.
