Ward and Catharine Ward of the County of Clark and State of Illinois of the first part and William Cornwell, Nancy Cornwell, Thompson Rector Cornwell and Lucy Cornwell of the County of Clark and State of Illinois of the second part witnesseth that the said parties of the first part for and in consideration of the sum of one hundred and eighty five dollars to them paid the receipt where of is hereby acknowledged do grant bargain, sell, convey, and confirm unto the said William Cornwell and Nancy Cornwell during their natural lives and after them to the said Thompson Rector Cornwell and Lucy Cornwell parties the second part and to their heirs and assigns a certain tract or parcel of land with the appurtenences lying and being in the County of Clark and State of Illinois described as follows with the South South thirty acres in the South West quarter of the North West quarter of section twenty nine in township No. nine North of Range twelve West. To have and to hold the aforesaid granted premises to the said William Cornwell and Nancy Cornwell to their use and benefit during the period of their natural lives afterward to the said Thompson Rector Cornwell and Lucy Cornwell and to their heirs and assigns to their use and benefit forever and the said parties of the first part do hereby for themselves and their heirs, executors, and administrators covenant with the said parties of the second part then their heirs and assigns that they are lawfully seized in fee simple of the aforegranted premises that they are free and clear of all incumbrances that we have good right to sell and convey the same to the said parties of the second part and that we and our heirs, executors, and administrators will warrant and defend the said tract or parcel of land to the said parties of the second part, their heirs and assigns forever against the lawful claims and demands of all persons.
