Dixon and Mary Jane his wife of the first part, and Joshua Burnett Cox of the second part: Witnesseth that the said party of the first part, for and in consideration of seven hundred dollars cash hand paid by the said party of the second part, the receipt whereof is hereby acknowledged and the party of the second part forever released and discharged therefrom, hath granted, bargained, sold, remised, released, aliened and confirmed and by these presents do grant, bargain, sell, remise, release, alien and confirm unto the said party of the second part and to his heirs and assigns forever, all the following described lot, piece or parcel of land, situate I the County of Pope and State of Illinois, and known and described as follows, to wit: The South West ¼ of South West ¼ and also the half of the South East ¼ of South West ¼ and also North West ¼ of the South West ¼ and North East ¼ of the South West ¼ all situated in Section No. 22, twenty two, in Township No. 13 thirteen South Range 4 East of Pope County State of Illinois TOGETHER WITH ALL AND SINGULAR, the heriditaments and appurtenances thereunto belonging or in any wise appertaining; and the revision and revisions, remainder and remainders, rents, issues and profits thereof, and all the estate, rights, titles, interest, claim or demand whatsoever of the said party of the first part, either in law or equity, of, in and to the above bargained premises, with the heriditaments and appurtenances, to have and to hold the said ----------- above, bargained and described with the appurtenances, unto the said party of the second part his heirs and assigns forever. And the said John W. Dixon and Mary Jane his wife party of the first part their heirs, executors and administrators, do covenant, grant, bargain and agree, to and with the said party of the second part, his heirs and assigns, that at the time of the ensealing and delivery of these presents they are well seised of the premises above conveyed as of a good sure perfect absolute and indefensible estate of inheritance in law, and in fee simple, and hath good right, full power and lawful authority to grant, bargain, sell and convey the same in manner and form aforesaid, and that the same are free and clear from all former and other grants, bargains, sales, liens, taxes, assessments, and incumbrances of what kind or nature soever, the above bargained premises, in the quiet and peaceable possession of the said party of the second part, his heirs and assigns, against all and every person or persons lawfully claiming or to claim the whole or any part thereof of the said parties of the first part shall and will WARRANT AND FOREVER DEFEND.
