Griffith, Elizabeth Griffith, William Baty, George Baty, Candy Minerva Baty and Malinda Modglin heirs of George W. Baty deceased, of the second part, witnesseth that the said parties of the first part for and in consideration of the sum of sixty two dollars and fifty cents cash in hand paid by the party of the first part the receipt, whereof is hereby acknowledged and the said party of the first part released and discharged therefrom have granted, bargained, sold, remised, aliened and confirmed and by these presents do grant bargain, sell, remise, release, alien and confirm unto the said party of the first part his heirs (Page 526) and assigns forever all the following described lot piece or parcel of land situate in the County of Pope and State of Illinois and known and described as follows (To wit) The SE 1/4 of SW 1/4 of Section 22 Township 13 South of Range 5 East of Pope County Illinois (Or so much of said lot of land as the said parties of second part are entitled to as the heirs of George W. Baty deceased). Together with all and singular the heriditaments and appurtenances thereunto belonging or in any wise appertaining. And the revision and revisions, remainder and remainders, rents, issues and profits thereof and all the estate, rights, titles, interest, claim or demand whatsoever of the said party of the second part either in law or equity of in and to the above bargained premises with the heriditatments and appurtenances unto the said party of the first part his heirs and assigns forever and the said John Farmer, Celia M. Farmer, Daniel C. Griffith, Elizabeth Griffith, William Baty, George Baty, Candy M. Baty and Malinda Modglin heirs of George W. Baty deceased parties of the second part their heirs and executors and administrators do covenant grant, bargain and agree to and with the said party of the first part their heirs and assigns that at the time of the ensealing and delivery of these presents are well seised of the forms in above conveyed as of a good sure perfect absolute and indefensible estate of inheritance in law and fee made and have good right full power and lawful authority to grant bargain sell and convey the same in manner and form aforesaid and that the same are free and clear from all former and other grants, bargains, sales, liens, taxes, assessments and incumbrances of what kind or nature and ever and the above bargained premises in the quiet and peaceable possession of the said part of the first part his heirs and assigns against all and every person or persons lawfully claiming or to claim the whole or any part thereof the said party of the second part shall and will warrant and forever defend.
