Dickinson to Orville J. Knodle and Vernie M. Knodle Dated February 22, 1936 Article of Agreement, Made this twenty-second day of February A.D. 1936, Between Etta M. Dickinson, a widow, of the city of Freeport, Illinois, party of the first part and Orville J. Knodle and Vernie M. Knodle, his wife, parties of the second part: Witnesseth, That if the parties of the second part shall first make the payments, and perform the covenants hereinafter mentioned on their part to be made and performed, the said parties of the first part hereby covenants and agrees to convey and assure to the said parties of the second part, in fee simple in joint tenancy whatever, by a good and sufficient Warranty Deed, the lot ,piece or parcel of ground, situated in the County of Stephenson and State of Illinois known and described as Lot nine in Block Five in Lichtenberger's Addition to the City of Freeport, situated in said City of Freeport, Stephenson County, Illinois, and the said parties of the second part hereby covenants and agrees to pay to the said party of the first part the sum of Thirteen hundred fifty-($1350.00)--- Dollars, in the manner following:Fifteen dollars ($15.00) on the second day of March, 1936, and Fifteen dollars ($15.00) on the second day of each and every month thereafter until paid, with interest at the rate of six per centum per annum, payable monthly on the whole sum remaining from time to time unpaid, and to pay all taxes, assessments, or impositions that may legally levied or imposed upon said land, subsequent to the year 1934. And in case of failure of said parties of the second part to make either of the payments or any part thereof, or perform any covenants on their part hereby made and entered into, this contract shall, at the option of the party of the first part, be forfeited and determined, and the parties of the second part shall forfeit all payments made by them on this contract, and such payments shall be retained by the said party of the first part in full satisfaction and in liquidation of all damages by her sustained and she shall have the right to re-enter and take possession of the premises aforesaid Warranty deed to be furnished when purchase price is paid in full. An abstract of title, showing merchantible title in first party, shall be furnished with deed. Possession to be given immediately. It is mutually Agreed, By and between the parties hereto, that the time of payment shall be the essence of this contract; and that all the covenants and agreements herein contained shall extend to and be obligatory upon the heirs, executors, administrators and assigns of the receptive parties.
