Caldwell - Phelix (Felix) McGinnis January 15 1872 Boyle County KyArchives Deed Written: January 15 1872 Recorded: January 18 1874 Deed Book 12, page 551 This Indenture made and entered into this 18th day of Jan'y 1872 by and between Phelix McGinniss of the County of Montgomery and state of Kansas of the first part & S. S. Caldwell of the County of Boyle & state of Kentucky of the second part. Witnesseth: That for and in consideration of Twenty five Dollars cash in hand the receipt whereof is hereby acknowledged I Phelix McGinniss party of the first part have this day sold and do by these presents grant, bargain, sell, alien and convey to the party of the second part my interest in lots No. 4 and 6 alloted to my sister Martha A. McGinniss dec'd by Commissioners appointed by the County Court of Boyle County Kentucky to divide the lands amongst of Washington McGinniss heirs amongst his heirs, which was done by said Commissioners March 14th 1866 (for ???? description in ????? in Boyle County Clerk's Office) and is described as follows: Beginning with Lot No. 4. Beginning at a stake corner to dower thence S9-1/4E 57-24/100 poles to the center of Knob Lick road thence with the center of said road N87-1/4W 16-??/100 poles to a corner to Lot No. ? allotted myself, thence N6-1/4W 62-22/100 poles to a stake in said dower. Thence S72E 14 poles to the beginning containing 5 acres and 80 poles. Lot No. 6. Beginning at a Mulberry stump in White's line, thence S89-3/4E 25 poles to a stake in said line corner to Lot No. 5 allotted to Mary McGinnis, thence S4-1/4W 27-56/100 poles to a corner to same and Knob Land thence N88-3/4W 26-72/100 poles to a stake corner to said dower, thence N1- 3/4E 24-63/100 poles to the beginning, containing 4 acres & 53 poles, also my interest in my mother's dower in ???? home tract and knob tract description not given in Commissioners report, to have and to hold with all the appurtenances thereto belonging or in any wise appurtaining thereto unto the said S. S. Caldwell, the party of the second part, his heirs and assigns for their proper use and behoof of said party, and I Phelix McGinnis party of the first part hereby agrees and covenants that I will forever with the party of the second part that I will forever warrant and defend the right and title to the property hereby conveyed against the claims of myself, my heirs and assigns, and all other persons whatsoever; In testimony whereof I have hereunto set my hand and affixed my seal the date above written.
