McGinnis - William Duncan March 20 1849 Boyle County KyArchives Deed Written: March 20 1849 Recorded: September 24 1851 Book 4, page 206 This Indenture made and entered into this 24th day of March 1849 between [no first name] Duncan and Letitia his wife of the first part and John B. McGinnis of the second part, all of Boyle County and State of Kentucky, Witnesseth, That the said William Duncan and Letitia his wife, for and in consideration of Fifteen hundred and Seventy five dollars to them in hand paid by the said John B. McGinnis, the receipt whereof is hereby acknowledged, hath bargained and sold and by these presents do we grant bargain and sell unto the said John B. McGinnis, a certain tract or parcel of Land, lying and being in the county of Boyle and State of Kentucky on the waters of Doctors Fork of Chaplin containing Eighty seven and one half acres, be the same more or less and bounded as follows -- Beginning near a Buckeye tree at the West side of the Doctors Fork of Chaplin corner to Wm Barker, thence south 150-1/2 poles to a Stake four feet west of a Buckeye corner to J. Downey in B. Chatham's line, thence S88E 29 poles to a Stake corner to J. L. Walker, then 39E 148 poles to an Elm tree and Black Locust stump corner to Jacob Goodnight thence N25W 59 poles to a Red Oak tree corner to Goodnight thence N85W 34 poles to a sugar tree on the other side of said Doctors Fork corner to Wm. Barker and J. Goodnight, thence up the Fork S46W 4 poles S76-1/2W 40 poles S67-1/2W 22 poles to the beginning. To have and to hold the said tract or parcel of land to his own proper use and benefit of him the said John B. McGinnis, and the said William Duncan and Letitia his wife do by these presents sell alien and convey unto the said John B. McGinnis and his heirs and assigns forever, the said tract or parcel of land, with all its appurtenances thereunto belonging and doth hereby covenant that he will forever warrant the title of the said tract or parcel of land, to him the said John B. McGinnis and his heirs and assigns forever free from the claim of himself his heirs and assigns and free from the claims of all and every person or persons, whomsoever, and that he will forever defend the same. In testimony whereof they the said William Duncan, Letitia his wife hath this day hereunto set their hands and affixed their seals, the day and date first above written. Crane Justices of the Peace for said county, do certify that Letitia Duncan the wife of William Duncan, was this day examined by us privily and apart from her husband and she with her own free will and accord relinquished her right of Dower to to the Land conveyed by the forgoing Deed, and desired us to certify the same to the clerk of the Boyle County Court in order that the same may be recorded. Akin Clerk of the County Court, for the County aforesaid do certify that this Deed from William Dunkin and his wife Letitia Dunkin to John B. McGinnis, was produced to my predecessor on the 17th day of March 1851, and acknowledged by the said William Dunkin to be his Act and Deed, as appears from an endorsement made thereon, in the handwriting of my said predecessor in these words "1851 March 17th Ackn'd by Wm. Dunkin Att Thos. B. Nichols, Clk. Whereupon said Deed together with the certificate thereto attached and this certificate hath been duly admitted to Record in my office.
