McGinnis April 27 1852 Boyle County KyArchives Deed Written: April 27 1852 Recorded: April 29 1852 Deed Book 4, page 367 This Indenture made the twenty seventh day of April in the year one thousand eight hundred and fifty two Between James H. McGinnis and Margaret B. McGinnis his wife of the first part and Wm. Rains of the County of Boyle and State of Kentucky of the second part, - Witnesseth, That the Said partys of the first part in consideration of the Sum of Two hundred and thirty Six 25/100 dollars secured by note (and a lien on the land is hereby reserved until the whole of the purchase money is paid), the receipt of which is hereby acknowledged, have bargained and sold, and by these presents do grant bargain [crossed out] and convey to the party of the said [crossed out] second part, and his heirs and assigns, forever, the following described premises, to wit: Beginning at a stake corner to J. H. McGinnis thence S83-1/2W 32 poles to a stone corner to Wm. Rains thence N1-1/4W 36 poles to a Stone near a white ash tree corner to Wm. Rains thence N88-1/2E 31 poles to a Stone corner to R. C. Williamson and W. Rains thence S2-1/2E 33-7/10 poles to the Beginning, containing Six acres and three roods be the same more or less, lying in the County of Boyle and State of Kentucky on the Waters of Quirks run a branch of Salt river, with the appurtenances and the said partys of the first, do hereby covenant and agree that they will Warrant and defend the above granted premises to the said party of the second part, and his heirs and assigns, forever. In Testimony whereof, The said partys of the first part, have hereunto set their hands and seals the day and year first above written. J. H. McGinnis (Seal) Margaret B. Akin Clerk of the County Court for the County aforesaid do certify that this Deed from James H. McGinnis and his wife Margaret B. McGinnis to William Rains was this day produced to me in my office by the Grantors, and acknowledged, by the said James H. McGinnis to be his act and deed, and the Said Margaret, being examined by me privily and apart from her said husband declared that she did freely and willingly seal and deliver the said Writing and wished not to retract it and acknowledged, the said writing, again shown and explained to her to be her act and deed, and consented that the Same may be recorded, whereupon the said Deed together with this Certificate hath been duly admitted to record in my office.
