McGINNIS - William Duncan December 14 1853 Boyle County KyArchives Deed Written: December 14 1853 Recorded: February 20 1854 Book 5, page 336 Deed of Conveyance This Indenture made this 14th day of December 1853 between William Duncan and Letitia his wife of the County of Mercer and State of Kentucky of the first part and John B. McGinnis of the County of Boyle and State aforesaid of the other part. (Witnesseth) That for and in consideration of the sum of Twenty Eight Hundred Dollars in hand paid the receipt whereof is hereby acknowledged by the said William Duncan and Letitia his wife that have this day bargained and sold and by these presents doth bargain and sell unto the said John B. McGinnis and his heirs forever One certain tract or parcel of land situate lying and being in the county of Boyle and State aforesaid on Chaplin and bounded as follows (to wit) Beginning at a Stone near a Hickory corner to Jacob Goodnight and runing thence N1E 214 poles to a Stone corner to same near to Wanes house Thence S80E 46 poles to a Stone near the bank of Chaplin thence S30E 20 poles to two white Oaks. Thence S60E 54 poles to a fallen Locust. Thence S32E 28 poles to a Sugar tree,, Thence S20E 37 poles to a fallen Elm, thence 16W 37 poles to an Oak Stump Stwart's old line, thence with Said line East 6 poles to the center of Chaplin to a Sycamore corner to Thomas Crawford thence S10W 79-3/4 poles up the center of Chaplin 3 poles East of a Stone on the west bank corner to Wm. Tewmey. Thence N87W 40 poles to a Stone corner to Alfred Tucker, Thence S88W 32 poles to a Stone corner to same. Thence North 9 poles to a white Oak corner to same, thence west 46-1/2 poles to the Beginning, containing by estimation One Hundred and Forty Eight acres be the same more or less with its appertenances to the only proper use and behoof of him the said John B. McGinnis and his heirs forever and the said William Duncan and Letitia his wife for themselves their heirs &c will warrant and defend the aforesaid tract or parcell of land together with all its appurtenances thereunto belonging against the claim or claims of themselves their heirs &c as well as against the claim or claims of all person or persons whatsoever unto the said John B. McGinnis and his heirs forever. In testimony whereof the said William Duncan and Letitia his wife have hereunto set their hands and affixed their seals the day and year above written. Akin Clerk of the Boyle County Court do certify that the foregoing Deed from William Duncan & Letitia Duncam his wife to John B. McGinnis was on the 14th day of December 1853 produced to my Deputy J. B. H. Latimer in the County aforesaid & acknowledged by the said William Duncan to be his act & deed, & the said Letitia Duncan being examined by my said Deputy apart from her husband, & the contents thereof explained to her, she voluntarily acknowledged the same, & consented that it might be recorded, & afterwards, to wit, on this day the 20th of February 1854 said Deed was ordered to record by said McGinnis. Whereupon said Deed together with this certificate hath been duly admitted to record in my office. Given under my hand this 20th day of February 1854. Jno. B.
