MAGRUDER and Letha MAGRUDER his wife, Of Bullitt Co. Kentucky, of the first part, and George Washington BIVENS, of the County and State of aforesaid, of the second part. Witnesseth, that the said party of the first part, in consideration of Three Hundred and Fifty Dollars ($350.00) Two Hundred Dollars of which is paid cash in hand in a negotiable note dated April 6th, 1896 and executed by W.L. TROUTMAN to the said BIVENS and due Nov 6th, 1896. The receipt of which is hereby acknowledged and the balance of One Hundred and Fifty Dollars due in One, Two and Three years, in three equal annual installments of Fifty Dollars each, for which the said second party has executed his Three promissory notes of every date herewith due, Nov. 1st, 1897- Nov. 1st, 1898 and Nov. 1st, 1899, respectively and all bearing 6 percent interest from Nov. "1896" until paid and payable to J. E. MAGRUDER, do hereby sell grant and convey to the party of the second part his heirs and assigns, the following described property. A tract of land lying and being in the County of Bullitt and the State of Kentucky, on the County road leading from Cedar Grove Church to Bardstown, the same land conveyed to J. E. MAGRUDER by Commissioners deed of date December 27th, 1894 and recorded in Deed Book #30, pages 229 and 230, and bounded as follows: Beginning at a stone in the road corner to Wm. CRENSHAW, thence with his line S78, E95 poles to a stump in J.V. CRENSHAW's line, thence with same 65 degrees W, for 388 1/2 poles to a stake near Cedar in CRENSHAW's line, thence with the agreed division line between A. F. and Wm. SIMMONS, now agreed between J. E. MAGRUDER, and J. V. CRENSHAW N 61 degrees, 30 degrees W 78 poles to a in a line of fence, thence with fence (ink spot) W 5 poles, S 71 degrees 45 degrees W 20 1/2 poles to a black oak S 81 degrees W 40 poles to a stone on the north side county road, thence down road N 12 degrees 30 degrees W 21 poles N, 43 degrees W, 36 1/2 poles, N 69 degrees, W 19 1/2 poles, N 54 degrees, W 34 4/5 poles. A 65 1/4 W, 23 4/5 poles N, 81 1/4 degrees W, 21 poles to a stake in Leroy DANIELS line, thence with same N 37 1/2 degrees W (for 40) 34 poles to a gum & elm in a branch, thence with a line of HERPS vacant land N 47 1/2 degrees E 50 poles, to a gum and black oak, thence S 44 1/2 degrees (for 47) E 129 poles to a white oak Snag ( EMMERSONS old corner) thence N 62 1/2 degrees E 68 poles to the beginning and containing 100 acres more or less- to secure the deferred payments a lien is hereby retained on the land herein conveyed- Second party is to have full possession of the land herein conveyed on or before Nov 1st, 1896- to have and hold the same, with all the appurtenances therein to the second party his hears and assigns forever, with covenant of "General Warranty".
